DESIGN MANAGEMENT

Innerworks can apply our industry-leading project management processes to help you kick off your project smoothly and professionally. With our Design Management services, we help you develop an accurate and comprehensive brief. We then help select - through RFP or recommendation - the right design agencies (i.e. architecture, interior, PHE, MEP, HVAC, landscape, lighting, pool, parking traffic, lifts); and we then bring them aboard with professional contracts. We then put in place our professional design process to manage the design team through sanction, tender, and GFC drawings.

SAFETY

Safety audits help provide you with an independent, professional eye over your project’s safety status. Our engineers visit your project to first inspect, recommend, advise, and train the parties at site. Once gaps are identified, corrections recommended, and site safety training provided - then our engineers will carry out regular visits to see that safety is not merely discussed, but maintained.

QUANTITY SURVEYING (QS)

Innerworks is a trusted and experienced structural and services design agency. Who better then to extrapolate material quantities from drawings and apply accurate rates to come up with tender values? Innerworks can develop or peer review civil, interior, or services quantities from drawings for tenders, as well as carry out billing certification at site to ensure the amounts being paid. in the Work Orders ultimately correspond to the amounts

QUALITY ASSURANCE - QUALITY CONTROL (QA-QC)

Innerworks, as a project manager, runs a process-driven site, including for quality. However, some firms have their own projects team, or are using a different firm. Innerworks can help plan and drive quality by applying key elements of our Innerworks Site Process.
Our site process is broken into a checklist system (MSC) to plan and supervise correct execution of each step. Then, our reports system (GPR) records the results for pace, progress, and quality. In a QA-QC assignment, our engineers inspect the status of a project in terms of quality, and implement the relevant Innerworks processes to not only catch quality issues, but prevent them before they happen.

TECHNICAL DUE DILLIGENCE

Lenders and investors may understand finance, but not necessarily the businesses which they fund. This matter is extremely acute in the building industry. Each project, being an SPV, is an individual business, with it’s own cost structures, overheads, cash flows, unique design, contractor capability, geographic and logistical constraints - and much more. Innerworks has extensive experience in providing a developer or a lender with professional, accurate, and timely reports.
